What is Concrete Tilt-up?

Here at Batzer Construction, we do all types of construction including a lot of tilt-up buildings. However, most people are unfamiliar with the term or the features of concrete tilt-up, so its worth some explanation so that you can decide if it’s the right type of construction for your project.
The process resembles barn raising specifically and wood platform framing generally. It is cost-effective for low buildings.[1]
In this method modular concrete elements (i.e. walls, columns, structural supports, etc.) are formed on a concrete slab; usually the building floor, but sometimes a temporary concrete casting surface near the building footprint. After the concrete has cured, the elements are tilted from horizontal to vertical with a crane and braced into position until the remaining building structural components (roofs, intermediate floors and walls) are secured.
Concrete Tilt-up is one of the most popular types of commercial construction and it can serve many types of buildings and sizes.
Tilt-Up concrete construction is not new; it has been in use since the turn of the century. Since the mid-1940s it has developed into the preferred method of construction for many types of buildings and structures. Nationwide, over 15% of all industrial buildings are Tilt-Up, ranging in size from 5,000 to over 1.5 million square feet. They are typified by their attractiveness, efficiency and longevity.

SIPS Construction- Complete Care Chiropractic
Thursday, December 16th, 2010So, these are SIPS panels. We send our designs off to the factory, where they manufacture the panels with all the window and door openings precut into panel. Yes, they look like a stack of sandwich cookies on a trailer. But this sandwich is fully a structural wall (no traditional stud framing) that actually supports the roof.
At the factory, everything is labeled with a number to explain where it should be used in the building, and then it’s shipped to the jobsite. These panels came from R-Control in Montana. (Unfortunately, there are no SIPS manufacturers in Oregon yet. Hint, Hint… )

The panels are unloaded off the truck by forklift.
Allen Iverson, the panel representative from Eco Panels, is on site to help the crew check the load and arrange the panels on the decking according to where they should be located for the walls.
You can all of the “W- ” of each panel is indicated on the plans. Each piece has a perfectly engineered location.
The framing crew is dropping each piece into place.

After they get the hang of it, the walls actually go up very quickly. Here’s the end of day 1.

Eagle Point, OR- Batzer Construction is throwing down the gauntlet to other contractors to design and build the greenest building in Jackson County. Russ Batzer, President of Batzer Construction Inc. said he’s pretty sure that he’s got the winner in the Complete Care Chiropractic Project.
Over the last year, Batzer Construction staff architect Gary Caperna, has been working with Dr. Thaddeus Gala to design a super efficient, green and solar chiropractic clinic in Eagle Point. Dr. Gala was one of the lucky few to get in on the Oregon Solar Feed-In Tariff program that guarantees his energy selling price for 15 years. He’ll make .65/per watt on however much solar energy he can generate. So he’s putting up 10 kw of solar panels.
Russ Batzer points out “While solar is sexy, it’s the incredible energy efficiency of this commercial building that’s really going to make it a winner. The cheapest power, is the power you never have to buy or create. “
Batzer Construction broke ground on the project in October. Wednesday, December 15th at 3pm, Batzer Construction is putting up the SIPS walls for the building. SIPS are Structurally Insulated Panels and made from two sheets of strand board with a foam core. This is a breakthrough project for Southern Oregon. It’s nearly 5,000 SF and is the biggest commercial SIPS project to date in Southern Oregon according to Eco Panels LLC, the local SIPS supplier. The 12” thick SIPS walls will be an incredible R-45 of insulation, while commercial codes only required the building to be R-13.
The greenest building in Jackson County will be judged at next June’s Green Expo. Russ Batzer says, “Whether we win or not, it’s all in good fun to get our local design and construction community to reach farther and build better….. but, I will admit – I want to win.”

A fallow field in west Medford is due for a major change.
Batzer Construction has submitted plans to transform the former Moose Lodge property into a 40,000-square-foot commercial center known as Pioneer Market Place on the southeast corner of Ross Lane and West McAndrews Road.
The majority of the 7.6-acre parcel, owned by several Batzer partners, was acquired in March 2008 for $2.7 million from the Rogue Valley Children’s Discovery Museum, which operates Kid Time! Discovery Experience.

This project is pioneering commercial solar installations in Oregon! It’s one of the few projects that made the deadline and is in the Oregon Feed in Tariff solar program, that will eventually replace the Business Energy Tax Credit. Rather than the state providing tax credits to offset the cost of a solar installation, this project works with the utilities to guarantee the building owner the price that the utility will pay per Kw for 15 years.
But that’s not the end of the story, as we say in green construction the cheapest power, is the power you never have to buy or create. That’s accomplished by building a super efficient building that doesn’t need much power to heat/cool, or light. This building uses tons of insulation, triple pane windows to make a very effective building shell. It also has 4′ deep eaves on the south side, to help block the intense summer sun that would make an a/c unit work more. Finally, because of the super efficiency of the shell, and the great daylight, we were able to reduce the overall size of the furnace and the a/c unit.

Medford Food Co-Op Groundbreaking!

This project will help bring 25 jobs to the community. The motto of the co-op is “Local food and local choices.” We’re excited to get this project going.

It was the best of times; it was the worst of times.
That explains why Coos-Curry Electric Cooperative’s new facility is under construction at the old Georgia-Pacific mill site in Coquille…..
For the co-op, ‘this is a good time to build,” said Roger Meader, CEO.
The Port Orford-based co-op bought a 2.67-acre parcel of the former Georgia-Pacific property in 2008. It started construction this summer.
Walls, foundations and slabs are now in place.
The co-op benefited from the slow construction market.
Hard times, good deals
‘We got good deals,” Meader said.
Eleven construction companies bid on the job, with Batzer Construction of Medford winning the contract.
The new facility will replace two co-op facilities in the Coquille area.

Fairchild Medical Center- Yreka, Ca

In August we started working on the 22,000 SF expansion of Fairchild Medical Center. The project completion is anticipated by early summer 2011. Overall, this expansion will increase Fairchild’s ability to recruit and retain quality medical providers, while also providing Clinic patients with added convenience of access to several medical and supporting services in one location. Fairchild Medical Plaza will remain open during construction with normal working hours and sufficient parking.

Mill Rising
Wednesday, August 4th, 2010Last September the Trinity River Lumber Mill was destroyed by fire, but Trinity River Lumber vowed to rebuild despite the tough economic times. Last week we were out in White City to meet a new client at their building site. Pete asked us about our qualifications and in a surprising piece of luck, we were able to turn around on his site and point to a half dozen facilities we have built. The concentration of Batzer Construction projects in White City is pretty amazing.
It’s got us thinking about how it would be cool to create a map of all our projects. We’ll see what happens, it’s tough to take time to make maps, when there are buildings to build.

Batzer Construction Builds on Green Credentials with Blue Sky
Tuesday, June 15th, 2010MEDFORD, Ore. – Batzer Construction, Inc. worked on some of the first commercial wind energy projects being built in California in the 1980s. Now the company is further burnishing its renewable reputation by becoming a Pacific Power Blue Sky partner.
Batzer Construction, a national leader in installing prefabricated steel buildings, is known as the “business builder” for having built hundreds of commercial construction projects for all types of businesses in Oregon. That means, besides being a builder, Batzer has its own onsite steel fabrication shop in Medford.
“Fabricating custom steel structures uses a lot of energy,” said Russ Batzer, president. “It’s the responsible thing to try and shift our power sources to more renewable sources. Our electricity usage level allows us a big impact on the ways power is produced, much bigger than the typical office building.”
Batzer is purchasing 20 blocks per month through Blue Sky. The Blue Sky purchase has tangible environmental benefits. Over the course of a year, the commitment avoids putting 29,240 pounds of carbon dioxide into the atmosphere and has the environmental equivalent of not driving nearly 30,000 miles.
Blue Sky provides Pacific Power customers a way to support wind powered generation and other renewable energy sources such as solar, low-emissions biomass and geothermal. Supporting renewable energy through a voluntary program like Blue Sky helps stimulate even more investment in new renewable generation facilities.
“Leading by example as Batzer Construction does is the best possible way to encourage support for renewable energy,” said Pat Egan, Pacific Power vice president of customer and community affairs. “Blue Sky provides an easy, accessible way for customers to make a difference. We also think Blue Sky is good for business, because customers are starting to request or choose to spend their dollars with businesses that are using sustainable practices, and particularly renewable energy, like Blue Sky.”
Batzer is a sustainability leader in other areas as well. The company focuses strongly on recycling materials at construction sites, which are the major consumer of materials in their business. But, back in the office, Batzer is also working at going green by transitioning from paper to digital record keeping wherever possible.
“Like all Oregonians, we recycle paper, plastic, cans, bottles, cardboard and metals,” said Batzer. “Every now and then when traveling to other parts of the country, we realize just how unique the Northwest is for its daily ethics of recycling. We do those things, but so does everyone else, or at least I hope they do,”
Pacific Power customers can keep adding to Blue Sky’s success by greening their own homes and businesses. Buying just one, 100-kilowatt hour block of Blue Sky power costs only $1.95 per month. Blue Sky is recognized nationally as one of the most affordable renewable energy programs. Customers can buy as many blocks as they wish. Large business customers can buy renewable power in bulk at a discount through the Blue Sky QS program.

We’re very excited about this project. This store is an example of choosing local business and local jobs for our community. The Co-op will have employees of its own, and also will be an outlet for local food which will help support other small business and farms in our valley and region.
We’re thinking about business differently, and this project is one of the ways.

Friday, April 16th, 2010Well, maybe it’s photo of the month, or photo of the last quarter decade?

We were looking into some older project files and came across superintendent Russ Dodd’s photos from the 1980’s & 1990’s. Spectacular photos of the team constructing wind farms in California and Nevada. The images are in an much loved photo album that has been leafed through many times and they have the scratches and wear that a much loved photo album accumulates. We thought about using photo shop to fix up photo scans, but the wear and tear really helps tell the story. So we didn’t do any retouching and it doesn’t matter, they are gorgeous. Russ Dodd took some mighty fine photos out there in the desert.
What a story of hardwork, lonely miles, months away from home and family, wind, rain, sun, and dust. These photos tell part of the Batzer Construction story and how such a strong team has been forged here. There is nothing quite like working under these type of conditions to test skills of good planning, good humor, problem solving, and teamwork.

The Oregon-Columbia Chapter of the Associated General Contractors has elected Russ Batzer to serve on the 2010 board of directors. Russ is president of Batzer Construction in Medford, Oregon, and he’s been involved at AGC since 1998.
“It’s a real honor to serve on the board of the AGC. Our construction company started with the AGC because of all the great training and professional development they provide on construction site safety and technical skills. Over the years, we’ve really honed our business by sending staff to training seminars and also following the economic and market forecasts that AGC has provided. Now it’s my turn to give back to this great organization.”
Since 1920’s, the AGC Oregon-Columbia Chapter has served as the voice of the commercial construction industry. The association provides its members with a forum for exchange of ideas and services designed to enhance the professionalism of the construction industry including workers’ compensation and health insurance; legislative and governmental representation; safety and loss control consulting; training and apprenticeship programs; and education and pension programs. The chapter also sponsors the AGC University, which provides professional development training to the commercial construction industry.

“Federal Dollars Running Out, Some Construction Companies Worried”
Not all news is good news. While its important to write publish all the great things that are happening, we cannot ignore that this recession is having an impact on the construction industry in general, and on Batzer Construction specifically.
The local News 10, here in Medford, did a great job of covering the topic of the economic impact on publicly funded projects in our region. We wish the news was better, but it’s a tough story.

Friday, February 12th, 2010Scott Heroux is project manager at North Medford High School Library Renovation. This week’s photo is from his Work in Progress report. He’s documented the re-use of N. Medford High’s iconic concrete columns in the new renovation. It has a great contrast of old and new, of manmade and nature.

We have more photos of holes in the ground than anyone could possibly imagine. For that matter, we have photos of bolts, nails, and things being glued.
It’s hard to believe how important digital photography has become for construction management. Our construction managers take photos to document steps of correct installation processes, to show clients the progress, to send to architects to ask a question, to discuss an issue with a subcontractor. The photos are amazingly valuable tool.
Sometimes after looking at endless numbers of photos of holes in the ground, we run into a great one. With a click of a button the camera captures line, form, and light. There is a beauty to what we do and how we do it. There are stories captured in those digital photo files. Hence “Photo of the Week” to is here to highlight those photos from our own staff, that say something beautiful or unusual about the work we do.

Project News- Creswell Middle School
Thursday, December 17th, 2009While Batzer Construction is not always mentioned in the news about a project, that’s okay with us. Ultimately construction is all about what our client needs. When the news centers on the excitement and meaning for a client we’re pleased that things are moving along smoothly and the client is able to go on accomplishing their tasks. We really enjoy watching a project’s impact on the community.
School projects are some of the most exciting. We’ve been working at Creswell Middle School for about two years now. Things are nearing completion, and we wanted to take a minute to capture the transition of events for school district and the kids.
